How long does a metal roof last on a residential property?
It depends on the material. Copper and zinc roofs installed to the correct specification typically last 80–100 years with minimal maintenance. Aluminium is similar in lifespan. Steel systems with quality coatings perform well for 40–60 years depending on the environment and coating specification. All of these significantly outlast felt, asphalt, or single-ply alternatives.
Will a metal roof affect my home insurance?
Most insurers treat metal roofing positively — it is non-combustible, highly durable, and resistant to wind uplift when correctly fixed. Does a metal roof make more noise in rain than a tile roof?
Not with a correctly specified build-up. Metal roofing on a residential property is installed over a substrate, insulation, and in many cases an acoustic underlayer. The finished roof is no noisier than a tiled or slated equivalent. Noise is only a concern on uninsulated agricultural or industrial structures.
Do I need planning permission to replace my roof with metal?
