Commercial Metal Roofing & Cladding

Metal roofing and cladding for offices, schools, retail units, and light industrial premises across London and the South East.

We carry out roofing and cladding work on commercial buildings including offices, retail units, schools, and light industrial premises. We work directly with building owners and facilities managers, and as a subcontractor on larger managed sites — in either case, programme, coordination, and minimal disruption to occupants are priorities we take seriously.

Steel and aluminium are common choices for commercial projects, offering durability, low maintenance, and a wide range of finishes. Zinc cladding is increasingly specified on commercial buildings where a more architectural finish is required.

Where we are working within a managed programme, we are experienced in meeting the documentation requirements of larger projects — including method statements, risk assessments, and COSHH documentation. We understand the disciplines of a coordinated site and will not create problems for other trades.

All commercial work is carried out to the relevant British Standards and manufacturer specifications. Contact us to discuss your project, whether you are at tender stage or already on site.

Frequently asked questions

Can you carry out roofing work on an occupied commercial building?

Yes. We regularly work on occupied offices, schools, and retail premises. We plan the work to minimise disruption — including phased programmes, out-of-hours working where required, and hoarding or protection to keep occupied areas safe. We can provide a method statement and risk assessment covering all aspects of the work before starting on site.

What documentation can you provide for a commercial project?

We can provide method statements, risk assessments, COSHH documentation, public liability and employer's liability insurance certificates, and material specifications and warranties. For larger projects, we are experienced in working within the documentation requirements of a main contractor's quality management system.

Do you work as a subcontractor to main contractors?

Yes. We are experienced in working as a specialist roofing subcontractor within managed programmes. We understand the coordination disciplines of a managed site, meet programme deadlines, and attend site meetings when required. We carry full public liability insurance and can provide all standard subcontractor documentation.

What is the typical lifespan of a commercial metal roof?

A coated steel or aluminium roof correctly specified for the environment and exposure level will typically perform for 40–60 years with minimal maintenance. Zinc cladding on a commercial building will last 80–100 years. The key variable is specification quality — the right coating, correct detailing at junctions, and proper drainage design all have a significant impact on long-term performance.
